Affordable housing project a step closer

Plans to deliver new long‑term affordable housing in Uralla have taken an important step forward, with Homes North Community Housing submitting an Expression of Interest to the Housing Australia Future Fund.
The bid seeks funding to redevelop Council‑owned land at 15 Hill Street, behind the post office. Housing Australia is expected to announce shortlisted projects shortly, with a final funding decision due by August.
Council has previously agreed to transfer the land to Homes North, subject to the organisation securing construction funding.
If successful, the site - currently partly occupied by four older aged‑care units - would be redeveloped into a multi‑unit affordable housing development for essential workers, older residents and people on low to moderate incomes struggling in the private rental market.
Mayor Robert Bell said the submission marked a significant milestone.
“This is an important step forward for a project that responds directly to the housing pressures facing our community,” Mayor Bell said.
“Partnering with an experienced provider like Homes North ensures the project is well managed and focused on delivering real community benefit.”
Council is supporting the project through early planning assistance, while ACEN Australia has provided a $65,000 grant to fund initial design work.
A Project Advisory Committee has been established to guide the project, bringing together tenants, neighbours, local service providers and Council representatives. Members selected through an EOI process include neighbours Julie Lee and Berdine Warne; resident Gary French; Anne Rix of New England Family Support; and Council delegates Crs Jen Philp and Adam Blakester. The committee is advised by Council and Homes North project officers.
An architect has now been appointed to prepare concept designs, with further consultation planned if the project progresses to the next funding stage.
“While funding is not guaranteed, Council is committed to doing its part,” Mayor Bell said.
“If successful, this project would deliver much‑needed, long‑term affordable housing on a well‑located site, in line with priorities identified through the Local Housing Strategy.”
